SARS，全名Severe Acute Respiratory Syndrome，在2003年2月於香港爆發。其後一個月香港疫情漸趨嚴重，世界衞生組織更於3月頒佈全球警告，令香港經濟陷入低迷，香港樓市亦因而受到重創，樓價暴跌。

樓價其實受到經濟好壞和民眾對前景的信心所影響。SARS爆發其間，香港旅遊業暗淡，即使連香港人也不敢出外消費，樓市買賣等交易亦相對減少。其次，由於香港以服務性行業為主，很多人均於SARS期間失業，民眾對前景失去信心，自然不敢對房地產作出投資。

ＳＡＲＳ把樓價推至谷底。在ＳＡＲＳ過後，卻又為樓市做成了見底回升的局面。

SARS named as Severe Acute Respiratory Syndrome, ut was broke out during Feb,2003 in Hong Kong and the situtation was going worse after a month.Then The World Health Organization announced a warning around the world on March.It turned Hong Kong's economy to sink into bottom.It also striked Hong Kong property and the property price turned down rapidly.

The property asset actually affected by economy and people's confidence.During the SARS,hong kong's tourist industry is doom and gloom,even Hong Kong people are not willing to make more purchases.The property trading is comparative decreasing.Also,as Hong Kong is mainly depend on service industry then it made many people got unemployed at that time,people are lost confidence in the future.Thus,they decrease in investing in property.

SARS pushed the property forward into the worst situtation.After SARS,it became a guiding anspect.
