急問:想頂手cafe店,請問應該要注意乜問題?

急問,請指教:
1)上手系有限公司,佢會轉哂股份比我,轉左之後,我就系新老板,,間cafe已做左一年,有齊牌照,牌照系用公司名,咁就不用停舖,可繼續做生意,不用重新申請乜牌物牌喎,請問是否正確?
2)舖內的所有工具比哂我,租約半年度完,業主話轉新老板無問題,但約到期就要加租30%,客仔,店名,全歸我,舊債佢自己負責番,但如果日後有債仔上門,系咪可以叫佢找上手,唔理佢呢?
3)仲有個問題,如果轉手之後,有人話食左野唔舒服,要求賠償,而發生時間系轉手前,系咪可以叫佢找上手呢?
4)還有什麼約要簽,有什麼要注意呢?要通知食環處,乜部門物部門轉左老板嗎?
5)還有乜野可以保障我ge條件呢?

A critical question is the profitability of the shop.
Upon renewal of the lease, there will be 30% increment! Quite a big expense. Is that why the existing tenant quits?
Anyway, the best way is to open a new limited company of your own. Ask the Landlord to sign a new lease with you. (May ask for 1/2 year with existing rental). Actually, there is a risk you can't see any debt or problem with the existing limited company.

4)還有什麼約要簽,有什麼要注意呢?要通知食環處,乜部門物部門轉左老板嗎?
Change the authorised manager for the cafe. Check also for any points being deducted before?
5)還有乜野可以保障我ge條件呢? Consider staff retention or you may be out of labout immediately.
