急~好頭痛的租務問題

本人由2006年9月起經地產代理租此套房:一年生一年死約,一個月上期一個月按金,仲有$1000水電按金;
今日該地產來電說:(因為業主轉手,下個月改由另一間地產收租,你依家比定多一個月租先,
仲有要簽另一份合約...)
我問:(一定要簽?我仲有2個月就夠期...)
他答:(係呀,就算你到期唔再租都要簽架!你再入錢去呢個戶口無用架,幫你洗埋拒咋,唔會幫你經我地手交比拒地咁麻煩架)
唔知點做,請各位幫忙,謝謝!
但我唔知道誰是業主, 一直以來,我交租入數都是地產代理的其中一(應該是老闆之類)個人戶口, 因為他說是代理包租公,然而住得到,我就無理會/聯絡業主...
請問:現在,我係咪有權唔簽新合約?

因為新業主連租約買入該單位,須要租客租約.新舊交接,地產應介紹新業主同時出示新業主物業業權証明文件.如地產收租應出示挼權書,如入銀行耍新業主名.
如你有按金租期未到冇須理會,可能新業主要求2個月按金.新舊業主交接條件冇須理會因你有租約在手,舊業主將你租約一同賣給新業主.所有現有租約只須按照舊租約內容重新簽定只須新業主名,修改租約內容及重新簽約須租客同意,租客有權不修改租約內容可以轉業主名.見意如你到期不想再租,可以做短期租約一個月通知退租租約.如想通知退租剛剛好一個月通知可以簽退租協議書只定時間退租交收日期代替新租約

You can refuse to sign the new tenancy agreement.
In principle, the new owner knows there is an existing tenancy agreement when he is buying this property. He bought this property with tenancy and has supposed to admit it with the same terms as contained in the said existing tenancy agreement unless a mutual agreement has been reached between the new owner and the existing tenant.
Your payment of rent to this agent as authorised by the owner is a means of payment. Go and check the tenancy agreement for the details of the landlord/owner. It is the owner who has the legalitimate right to your rent and to report it to the Inland Revenue Department.
Should you have other observations, you have to seek an advice from a lawyer.
