一間一百萬的樓, 如果每月可出租 $5,000 (租金已包 $700 管理費).
除管理費外. 每月,每年會有什麼額外的費用要支付.
請問從這租金所得到的收入每月實際上會有幾多? 應如何計算?
(當這租金是唯一的個人收入來源).

租金收入 = $5,000*12 = $60,000
你自己所付既差餉 = $2,400 (假設既數)
不能追回的租金 = $0 (假設租客冇拖欠租金)
應評稅值 = $57,600
修葺及支出方面免稅額 = 20%

實際應評稅值 = $57,600*(1-20%) = $46,080

物業稅 = $46,080*16% = $7,372

不過,如果你係通常居住香港既居民,你可以透過「個人入息課稅」得到個人免稅額。假設你係單身人士,你既個人免稅額係$100,000。扣除完個人免稅額後,應課稅入息實額會係$0,即係你可以唔駛交稅。

咁樣,你既實際租金所得到的收入每月有:$57,600/12 = $4,800。

Total Rent income $5,000 x12 =$60,000
Less : rates paid by you in the
year (assume) $3,000

Total assessable income $57,000

Less : 20% statutory
outgoings ($11,400)
Net assessable value $45,600

Property tax payable = $45,600 x16%=$7,296


Therefore your net income from the rental will be:

$5,000-$700-$250-$633
=$3,417 per month
