買樓還是租樓好?

如果我手頭上現金不多, 只有數萬元, 又想在今年九月起搬出自己住, 那麼買樓還是租樓好呢?

首先要計算一下每月是否有足夠收入去供樓。假設你要買一層壹佰萬元樓,首期要比十萬元,供九成,分20年供,利息5厘,每月需供$6599.60。銀行一般批核按揭,需要你每月收入的一半,即係你要有$13,200.00或以上月薪。

除左比首期,還有一些費用要比。
1.首期$100,000.00
2.經紀佣金1%
3.律師費約$5000.00
4.裝修費
5.買傢俬,電器

租樓耍比2個月按金、1個月上期、經紀佣金約(半個月租金計算)。假設你租一個單位約6干元租,首次要比如下計法錢:

1.兩個月按金$12,000.00
2.上期租金$6,000.00
3.經紀佣金$3,000.00


以上數據可作參巧,你可以衡量一下買樓定租樓好。

i suggest you to rent instead of buy cos you no need to pay the initial deposit for buy, it's talking anout 100K.

only the 1st hand apartment got the chance to have a 5%-10% deposit bonus provided by big developers. or government homeowener's scheme apartment. almost all preowned properties only got 70% evaluated property price mortgage. evaluated price isnt the buying price. that is the financial institutions evaluated the properties and estimated how much would it cost. 70% mortgage is based on the figure found. for eg. a second hand unit selling at 1000k but the bank estimated the value is only 700k. bank would consider lend out 70% on 700k. you hv to pay the gap!

if you got only couple of 10k, better work hard and save more. stay at home would be a better way. dont think buying unit now. too early to jump to this point.
