銅鑼灣地帶租約問題

請問各位銅鑼灣地帶的租戶,您們的合約是怎様的?

我今天看過他們send給我的租約sample,發現有些地方好像不是很合理:
1. 兩年死約(一定要比足兩年租)
2. 要人擔保
3. 仲要三個月按金

這是正常的嗎?還是他們獅子開大口?

2 years fixed lease is a very good bargain in commercial sectors. normally, most of the landlords preferred, the lease is a 3+3. first fixed term then another 3 yrs optional. sometimes got longer lease. 2 years fixed is a good deal. are you fresh in renting commercial property?

all outstanding rental payment and expenditure caused within the fixed term lease agreement preiod is rectifiable by landlord , it apply to domestic and commercial lease.
landlord got he legal right to sue for damage.

but you could make your choice. find the shopping center recommended by your friends lor.

正常~ 做生意係這樣~

要視乎個位置同大小而定,當眼而入口等的會貴的,近Lift/出入口又貴的,轉角等又平的所以你先看下不同的位置,落實才同地產傾,租之前看下人流,隔離左右的生意等!大 拿拿做生意,小心的好,我有朋友租約$22000,位置OK,,你可以參考下。
