9成按揭的物業,可唔可以出租?係唔係一定要自住??

我而家做緊9成按, 不過又想租出去俾人, 
請問可唔可以咁做?銀行係唔係一定唔俾??
但係我問過D地產AGENT又話可以?
請大家指教!!

唔該哂你!! 不過我想問, 如果我真係都想租出去俾人的話,咁我應該點做??有無方法?? 係唔係唔可以向政府申報 and 交厘印? 係唔係私底下搵property agent做?? 咁又會唔會影響交稅?? thanks!!

正如樓上所講,條例不容許出租。

不過要證明單位已經出租,就要有租約。

慨然係條例不容許,要對你採取行動就唯有告你。不過法庭只會承認已登記的租約(即所謂打左厘印)作為有效法律文件呈堂。咁你明點做啦。

私底下搵property agent做,佢實話咩都得,出左事你想再搵佢就影都冇,所以最緊要自己識法律程序而行動。

交稅方面,出租物業要交物業稅,自住物業可申請居所貸款利息扣除。要配合條例,就要申請後者。

Though the ordinance mentioned CANNOT rent out, must be self use, but no one will knock the door and check, UNLESS they received someone report to them, then they have to do something, otherwise no manpower to check case by case. The reason why is HKMA afraid if the tenants dont pay u the rent, they u dont have the money to pay the mortgage, (that's the rules of the game)
