When the option of outright sale is available,
the cost of operation is the value of the outright sale of the company.
The value of the outright sale of the company is the discounted value of the future
income, including rent, which is a part of the income. So, rent constitutes to a part of value of outright sale of the company, it is thereby a part of the cost.
