建築行業埋final account 時的AI, EI ,同埋BQ點解

AI = Architect's Instruction, 即建築師按建築合約條款下的權力向承建商發出的指示. 埋Final Account時要看AI, 把所有指示引致的價錢加/減在結算內列出, 計算出最終的工程做價.
EI = Engineer's Instruction. 和上類同, 不過由工程師發出. 多數出現在土木工程等由工程師作主導的工程. 在這些工程合約內, 建築師在合約中的角色由工程師所取代.
(另有些合約如醫管局的保養合約, 由測量師管理, 就變成Suevryor's Instruction. 其實純粹是合約內一個角色的稱謂, 擔當那角色的可以是任何人, 不一定是建築師/工程師/測量師.)
BQ = Bills of Quantities. 把工程量化, 細項按工種逐項列出, 並列出相關的數量. 招標時承建商就每一項目標價.

EI suppose to be engineers' instruction which is similar to AI

BQ stands for bills of quantity which is prepared by Qunatity Surveyor use for cacu;ation of the contract sum of the construction item by item, especially needed in tendering process. Any further deletion or addition of works during the construction will need the BQ for reference too since the contractor will mark price in an unpriced BQ

BQ = Bill of Quantities

當你 tender / 中 job 時會 submit 一份 list 包括所有 relevant materials in the job, expected quantity, unit rate, and total price (此謂 BQ), 用作 costing, budgetting, interim payment application / certification, 什至 material / job control

埋final account 時, variation order 會根據 BQ 上的 unit price 計算整個 VO 的 value
如果個 job 是 remeasurement, total value of work = BQ 中的 unit rate x actual quantity

所以, BQ 雖然會在埋final account 時出現, 不過就不是 final account 的一部份
