為什麼每間銀行的估價都不同?
一個大約二佰幾萬的單位,
A銀行報二佰三十幾萬, B銀行報二佰二十萬.
為什麼有這麼大的差距?
找銀行估價一般都較業主開的價為低, 有些可能相差十幾萬,
請問那間銀行所報的估價較高?

Like your case is only few percent differ and is not that serious. Most bank count on the pricing of the transaction (S&P), and still have 5 percent space. Bank of East Asia is the highest now, and HSBC and Hang Seng is the worst. Also you can try Fortis Bank.
Every bank using different valuation house, then of course the valuation report is different from each other. Valuation house bascially counts on the last five transactions of the building and get the latest valuations.

valuation depends on comparables only, professional subjective assessment is made during valuation.
