First of all, you are the buyer or seller on this case?
If you are the seller, you have nothing to do with this, because bank has the rigths to amend your mortgage record accordingly.
If you are the buyer, bank should not have any business related with you until 律師樓簽署正式賣買樓宇合約. So bank wont have any 責任.
But anyway you HAVE to consult your lawyer on this case, seems that your lawyer have 責任 to bear until the contract settle in smooth situation, no matter S&P signed or not.
