現有物業加按

我地想將層樓加按,現在於渣打做緊按揭,樓價估價110萬,去問過可以做7成至8成半按揭,但我地既信貸資料庫記錄可能會有影響,其實大家都係想cut左d信用咭,希望可以重新做人,我擔心唔知點算,每日都過得好辛苦,唔通想重新做人都唔得,有時已經唸到轉晒牛角尖,唸麻d負面野。唔知點算!!!!!!!!!!!!!!!!!!!!!!!!

若你現於渣打做緊按揭, 7成計為77萬, 8成半為93.5萬, 若你目前仍欠渣打的數較此為少, 而當初做的是 all money, 即全按契, 則可申請加按. 由於按揭的利息是 P 減的, 利息一定較 信用卡利息為低. 不過若是申請超過7成, 則可能需申請按揭保險.

若果渣打唔批你加按, 而你本來供樓紀錄良好 (即無乜遲還款), 則可考慮轉按.

如果佢話信貸資料庫記錄會影響, 你都試下申請咗先, 可能最多無咁低息俾你.

Seems your situation is quite tough now.
First of all, whats your family income? and what's your installemnt amount, 70% of your income? or more?
Paying minium on your credit card as well? Honestly I do have similar case like you , but I always think positive, remember one thing, tomorrow is another day.......now what you have to do is sum up all your debts per month (installemnt + credit card min pay), see whether your family income can cover all or not first. If not, you can rent out your apartment, and youself move back to family OR rent a cheaper place to live first.
Second, contact your credit card bank, tell them you are going to stop using the facilities, and arrange with them the monthly payment, (at least you can stop the interest first.)
加按 is the last step, because 加按 need check many record, as you said your 信貸資料庫記錄可能會有影響.
