Correct a phrase please... just 12 words long..

I don't think the following writing is correct, but yet to find a good fix.

.... available downstairs of your office tower at Shop 123, the BB Store.

The writer is trying to say something is available at a specific store located in a shopping mall right down a office tower... like the Time Square in QB or Landmark in Central.

Anyone can help?
更新1:

Telling the 'proximity' is essence of the writing. The original wording and length is not important. Any more trying??

My version would be:
....avaukable at the BB store downstairs at Shop 123 of your office tower.
Downstairs should be used as an adverb here, so "downstairs of your office" is not correct. By saying "available at the BB Store downstairs" at the beginning is more direct. " at Shop 123 of your office tower" is to describe the exact address.

Do you have to use those twelve words? If not then go with one of the following!

Available from the BB store; shop 123 located below your office tower.

or

Available from the BB store; shop 123 located below the Landmark office tower in Central.
