1. The social and demographic environment in Hong Kong and Southern China
It fails Hongkong Disneyland. Disneyland is mainly targetted for family business - fathers and mothers go with their children. However, in HK, people are less willing to have children, so as not to increase their cost of living and raise / maintain their living standard (in terms of luxuary goods and services enjoyed). In Southern China, the "one-child" policy has long reduced the family size for decades. On the other hand, the high-spending group, being the young people and middle class, are not so interested in the "fantasy-like" concept of Disneyland, losing attractiveness to the very competitive amusment and consumer market in HK.
2. The cultural environment of Hong Kong and China
Hong Kong is a very dynamic place. People here like new things - high tech fancy AV, special fusion food, brand name in latest fashion. And the taste of people also changes very fast. Disneyland is a very traditional US thing. First of all, it has a very weak position in HK, compared to other characters from Japan. Then, it takes time for the US to follow the ever-changing taste of HK people (consider Disneyland with a worldwide presence, that it is inflexible to adapt to local preference).
As for China, it's very true that they are very curious about this US creature and eager to take pride to come. However, they may not feel "close" to this park - they don't know the charactors and stories, the park is quite English based - that they may come for the first time, but not the second.
