(I) How land rent mechanism affects urban morphology? (7m)

-land rent decreases with increasing distance.
- urban centre best advantage, highest rent, highest accessibility.
- all land use compete to have cerntre location
- land rent with highest rental capacity outbids the others.
- to offest high land rent, the aerial extent is small but of high height.
- land use with lower renatal capacity leads to further away from the centre
- resultant land use pattern is concentric rings
- land rent and distance relation can have influence too
- improved transportation, waterfront location, mid-level
- public housing, industrial centre

(II) Accessibility can affect the land value and in turn the urban morphology (5 m)

-improvement in transportation/ route focus
- bid up land value especially at the periphery
- land use extend further along the transportation network in sectors

- inertia still exsit
-remail in original location although locational advantages have disappeared

- rugged relief, poor drainage, poor climate discourage the continuous develoopment

- problems in land acquisition
- pre war buildings exsit especially in the core
- diseconomies which lead to relocation

- institutional land use in the centre
- existence of mixed landuse
