Dear Mr./Ms. Property Owner:
Our law firm, entrusted by the owner of the flat property underneath yours, has accepted the case of water leakage issue between your flat and our client's.
In accordance with the record of the Land Registration Department, you are the property owner of the flat. Therefore, we are writing to you to inform you that the water leakage in your flat has caused damage to the ceiling above the toilet with occurrence of rust stain in our client's flat.
The disturbance and inconveniences contradict the Mutual Convention of the above building. As testified by our client, that after both direct contacts with you, and indirect negotiations with you through the Estate Management Office, no action has been taken by you.
As requested by our client, we. hereby, to advise you:
1. To cease the leakage issue within a twelve days grace period which begins from the date of issue of this letter.
2. Upon agreement, to pay our client a compensation of HK$10,000 for losses caused by the leakage issue, which does not restricted to any fees apply toward the repairing of the ceiling above the toilet.
If the problem is not solved within the above (twelve day) grace period, a legal action shall be taken to the court without prior notification.
