長大於沙田，想在沙田置業，大家如何看沙田樓市？(馬鞍山除外)

1.沙田日後的樓市有如何分析？
會是新界區升幅最大

2.在沙田買樓好嗎？
很好

3.在沒有新盤的情況下，又不想買超過10年的舊年，沙田有什麼選擇？
馬鞍山有新盤，沙田市中心較新的便沒有了

4.大圍也是沙田的一部份，將來也有新樓起，但給我感覺是很雜和很舊，和沙田市中心有很大的不同，但交通更勝一籌，購物卻不及市中心，大圍車站的未來新盤，值得買嗎？
同一价可有多20%地方，較市中心較實在

5.馬鞍山的新樓都要賣5000至6000元一呎，沙田未來的新盤會落後馬鞍山嗎？
馬鞍山將是新的九龍塘區

You have to make sure why u need to 置業 first? for living? for invest etc...
1) --only flat to 15% growth
2.---not really good, mostly are small flat under 500 qft

5) 馬鞍山 and 沙田 is a different story

Remarks, usually 置業 consider, where your parents live (include spouse parents) and where you and your spouse work, final think of goint to have child after marry or not (the school location), take the centre point all of above, and think of the flat size you wish to buy, and think of money you have on hand for the down payment, reserve around 10-15 times of your income for cash (beside of the new house decoration).
