想買「頌賢花園」，有無人熟悉？

I live 頌賢花園,
1. for traffic--> very good (7-8 min. walking to MTR, Mongkok, 15 mins to KCRC)
2. for education--> very good (many good school in this area)
3. for environment --> not good (some flats near the 西九走廊)

I would like to buy it as well. But price is too high. I found an apartment in 443 feet sale in 1,300,000HKD. Any comments about it?
