R place an offer to J & C on Monday.

J post a reply say he is interest, this is the acceptance and the post date is the date of acceptance.

C post a reply say he has no interest, this is reject of offer

C fax the acceptance to R and suppose this acceptance is received by R earlier than J's acceptance.

Finally, R receive the acceptance of C & J but J's date of acceptance is earlier than that of C. Once the offer is accepted, this become an committement and cannot be withdrawn. J has the right to force R to sell the business to him at 20000.

Monday
R wrote to J and C making an offer to sell the business for $20,000.00, last day of this offer will lapse on Friday.

Tuesday
J received the letter and replied that he was interested, however that was only an intention, at no time did J make an acceptance to the offer.
C also received the letter and replied that he was not interested but later send a fax to R to say that he was interested in buying the business, at no time did C make an acceptance to the offer.

Thursday
Both reply letters from J and C were received by R but R decided not to sell the business.

Friday
Time lapsed. R made an offer to J and C with a time limitation for them to accept the offer. However neither J nor C made an acceptance to the offer in their respective replies, therefore there was no binding agreement between R and J or C.
