Because the rent on those two spots are very high, and it's all about collecting as much rent as possible.

I, myself, prefer to roundup all the railroads and utilities, plus
on occassion buy property on yellow or green and then, hit
them with hotels. Love that if you can pull it off.

While it is nice to have Park Place AND Boardwalk.. I am happy with just one of the two so the opponent can't build it up :P
It seems from my time playing that the orange properties are the best investment, however for every two times you get someone to land there.. it only pays for once of landing on PP or BW. Two trips around the board of that and it will end someones game really quick!
It's a corner lot, that's right before your paycheck. While the jail does keep people on the other side more often, it only takes one good land on park place or boardwalk to bankrupt a player
Because they are the high rent district. put a house or hotel on them and when your opponents land there, they could go broke. isn't that what you want? if you have the game, keep it. eminent domain is taking over, and the new version is supposed to leave out the much desired boardwalk and park place. they have to screw it up, don't they?

it's the last two places they hit before they pass go to collect more money, therein you have maximum chance of collecting money from them off every other property before they cash back $200 in.
I actually don't bother with those two myself, I go for Med. and Baltic, the cheapies..then I start building on other properties.
He who controls Boardwalk & Parkplace controls the game these two are the most Expensive Places.
Because if you own both of them and start putting up hotels and motels, people landing on them will owe you a lot of rent.

I like the first few cheap places after GO....to build on...actually the whole rode up to Jail....but if you have boardwalk and park place also...you can really make people to land there...lol

Well, they are the ones with the most expensive rate, and it isn't true that they are the least landed on. It has just as much a chance as anything else.
The more properties you own in the game, the more in control you are. By owning these properties, you are, in a way, protecting yourself from financial ruin. It is probably best to invest in property more likely to be landed on. This way, should you be the one to land on this property, you are not at risk for a tremendous loss.
The reason is because they have the highest monetary value so people assume they have the highest tactical value, which is a myth. If I recall correctly the orange properties are actually the most landed on and in my experience that with the cheaper hotel prices and better position you can dominate a game if you can get some hotels out on orange early in the game. I guess that was kind of a tangent but I hope I answered your question.
Monopoly is the best game to teach you about how to handle money.
If you handle money correctly without fear of lost
you can still win the game without Boardwalk and Parkplace.
I win a lot at monopoly and I refuse to own Boardwalk and Parkplace cuz it cost too much to build on those spots.

Because you get a lot more money for rent if someone lands on it, but it's not the best properties to buy because the odds of someone landing on them are low compared to other properties and they cost a lot to buy. And also they cost a very big amount of money to build houses and hotels on them.
Because every space, in the long run of a monopoly game, is landed on an equal number of times. Those two particular spaces are the ones with the highest rent value. Thus, they create the greatest advantage for the owner if landed on. BECAUSE all spaces are landed on evenly, that makes them the most valuable places to have.

They are statistically the most valuable property on the board. The chances of landing on the them are also high. That whole corner of the board is a crappy place to be, and by owning those squares, you have a better chance of not being burned by landing on Income Tax or whatever. Also, the rent alone is high, nevermind when you put a hotel on it...
If you have a hotel on those 2 properties and another player lands on one of them, one turn can basically put them out of the game. The object is to win!
once you build on it, the money return is awesome. when i play, all i want is boardwalk, parkplace and all the railroads!!! the game is very fun, my wife hates to play with me!!!
But they are not necesarily the properties that earn the maximum return on investment.
Because if someone lands on it those two make you the most money :o) It is a very strange game....strange and long.

Because of where they are on the board. That side of the board is a rent trap if you have houses or hotels on it. You can drive the other players out of the game.
first it is the most expencive and if people land on it you get big fake money
and accually people like it cuz its a stragedy game or its adicting
money perhaps! is the object of the game
